Building Detroit: Navigating Complex Urban Construction

As Detroit continues to grow and evolve, historic districts are being revitalized, innovative new facilities are taking shape and neighborhoods across the city are experiencing renewed investment and momentum. But building in an urban environment requires more than construction expertise. Limited site access, active roadways, neighboring businesses, pedestrian traffic and existing infrastructure all demand careful planning and precise execution. Successfully delivering projects in these settings means understanding how to keep construction moving while minimizing disruption to the surrounding community.

Across Detroit, our team has delivered projects on sites where logistics, safety and coordination were just as critical as the construction itself.

Wayne State University — Gateway Theatre

At Wayne State University's Gateway Theatre, the challenges began with a tight project footprint surrounded by existing campus buildings and active streets. At one point, five cranes operated simultaneously to erect steel and precast components, requiring precise coordination and detailed safety planning. Construction of the theatre's 80-foot fly tower also demanded carefully managed road and sidewalk closures to protect students, faculty and the public while maintaining progress on a highly complex site.

2529 Orleans (in-progress)

In Eastern Market, 2529 Orleans highlighted the complexities of adaptive reuse in a dense urban setting. Working within the confines of a 156-year-old building left little room for error as the team balanced preservation efforts with modern redevelopment goals. Unexpected discoveries, including a one-million-pound concrete block, underground vaults and hidden architectural features, required constant adjustments to sequencing and execution while maintaining schedule and protecting the structure's historic character.

Hotel St. Regis

At Hotel St. Regis, success depended on delivering renovations within an active hospitality environment. Careful phasing and coordination allowed work to progress while minimizing impacts on guests, operations and neighboring businesses. The project required a thoughtful approach that preserved the hotel's historic identity while seamlessly integrating modern updates.

OSI Art Apartments (in-progress)

OSI Art Apartments required a neighborhood-first approach. As the first project within the larger West End Gallery District vision, construction had to be carefully coordinated to minimize impacts on nearby residents while maintaining strong community engagement. The project demonstrates how urban development can support growth while respecting the character of an established neighborhood.

Life Sciences Building

This experience is proving invaluable as we construct the Life Sciences Building on Bedrock’s Gratiot Site, the former home of the Wayne County Justice Complex. Delivering a research and laboratory space for Henry Ford Health and BAMF Health’s Comprehensive Theranostics Center in the heart of downtown requires sophisticated logistics planning, strategic site access management and close coordination with adjacent development activity.
